Plumber in Pagewood

Laid out privately from 1919 as the Monash Gardens estate, this is a suburb built mainly from post-war double-brick, freestanding houses, now joined by townhouses and the large Pagewood Green precinct on the former GM Holden site. Those older homes carry decades-old pipework.

Salt off the bay. Sitting close to Botany Bay, the suburb takes airborne salt that corrodes outdoor tapware, exposed pipework and hot water casings faster than inland streets, so metal wears early.

A shallow water table. The sandy Botany Sands ground keeps groundwater within a few metres of the surface, flooding trenches and stressing the below-ground drainage on the older Banks Avenue and Wentworth Avenue blocks.

Roots in the old lines. Established post-war street and garden trees push roots into ageing clay and earthenware drains, seeking the moisture that leaks from cracked joints.

A stretched stormwater system. The urbanised Springvale and Floodvale Drain catchment surcharges in heavy rain, backing runoff up onto low-lying private connections when the tide is high.

Tired hot water and galvanised runs. Many post-war brick homes still rely on decades-old hot water units and their first-fit galvanised service pipes, both now well beyond their service life and overdue for replacement.
