The ground and the drains
Most of what brings us out traces back to the sand, the shallow water table and the age of the underground pipes. Sitting on former swampland, this low corner of Sydney drains slowly and holds moisture, and those are the questions the terrain itself keeps raising.
Why is the water table so high around here?
The suburb sits over the Botany Sands aquifer on former swampland, so groundwater sits close to the surface. That keeps buried pipework permanently damp and lets water seep into any cracked or open line below ground.
What makes sand get into my drains?
The ground here is deep Botany sand, so a broken or poorly sealed joint slowly draws fine sand into the pipe. That sand then settles along the invert and gradually chokes the flow until the line needs clearing.
Are the old clay drain pipes really a problem?
Yes, vitrified clay sewer and stormwater lines in the older houses south of Grafton Street crack and shift over time. The displaced joints are exactly where tree roots and debris find their way in and start a blockage.
Do tree roots get into the drains here?
They do, because roots chase the moisture leaking from cracked clay joints, and the older streets carry plenty of established trees. Once they are in, the line usually needs cutting clear and often relining to keep them out.
Why does the street pool with water in heavy rain?
This sits low beside the Botany Wetlands and the golf-course lakes, so a heavy downpour overwhelms the local stormwater. It then ponds on the surface and in low yards before it clears.

My hot water keeps failing, why does it happen so often?
The mid-century flats and the older public housing blocks frequently still run original or aged hot water units. Once a system passes its design life the failures tend to cluster, especially through the winter cold snaps.
Can you handle a plumbing job inside a strata block?
We can, and flats need the work staged so a fault or shut-off in one unit does not disrupt the neighbours. We manage that access and coordination as a normal part of the job.
A flexi hose burst under my sink and flooded the unit, can you come now?
Yes, burst braided hoses flood a unit and very often the one directly below it, so we treat them as priority calls. The first move is to shut the water off at the meter to stop the damage.
Can the sewer back up into a downstairs flat?
It can, because a shallow water table combined with aged clay sewers raises the risk of sewer surcharge in heavy rain. When that happens the waste pushes back up into the lowest fixtures in the building first.
